15 Tips for Selling a House for Cash

15 Tips for Selling a House for Cash

Selling a cash house is what you do if you’re a homeowner and need to sell quickly. A cash offer can be desirable. They often close quickly and are less likely to fall through due to contingencies. That said, you want to do your due diligence with cash buyers. Avoid predatory offers that undercut what your property is worth and what you would earn from a traditional sale.

If you want to sell a house, here are a few tips you may decide to follow.

Social Media

Get the word out. Leverage social media for direct outreach to cash buyers. Post your listing in local groups and encourage sharing the listing to increase visibility. Make it clear in your ad that you are open to cash buyers.

List Your Home As-Is

Selling a home as-is should be included in your real estate ad. It is a sure sign that you’re accepting offers from cash buyers and are looking for a simple, speedy transaction. In fact, many people in California, for example, search “we buy houses in Santa Ana” when looking to sell their homes in any condition to cash buyers, and to speed up the entire process.

Make Clear What Updates Have Been Done

Openly showcase updates, repairs, and renovations. Many cash buyers enjoy low-maintenance properties that require little maintenance. If you’ve installed a new roof, recently updated the main bathroom in the home, or installed new appliances, always mention these renovations in your ad.

Be Ready to Move Quickly

There is no lender. There is no waiting for a buyer to secure a mortgage. Very little stands in the way of a cash offer closing in a matter of days. Therefore, be ready to move quickly when a cash offer that you’re interested in comes about. Don’t lose their attention.

Be Transparent About Issues

Show off any recent appraisals or valuation reports. Cash house buyers will appreciate seeing a current property valuation to support a fair offer.

Most properties have some sort of issue somewhere. Be honest about your property, such as if there are cracks in the foundation, an older HVAC system, or cosmetic damage. This will help a cash buyer prepare a realistic offer and save time.

Offer a Property Inspection Report

Get a property inspection done. Consider providing the inspection report upfront to increase transparency and speed up sales. Ideally, highlight that no major repairs are needed.

Show That The Property Has a Clear Title

Complete a title search. Share the clear title and ownership documentation with cash buyers to eliminate any concerns they may have regarding the title. This can further simplify and speed up the sale.

Don’t Stand in the Way

Help streamline a sale. Many cash buyers purchase a property to use as a rental or a fix-and-flip. They don’t necessarily want many contingencies or jump through hoops to obtain a property like this.

Set the Right Asking Price

Price your property competitively to attract cash buyers. If you know similar homes in the area have sold for a specific amount, the price at that amount or potentially a little bit lower to catch the attention of these types of buyers.

Be Open to Negotiations

When a serious cash offer comes along, be open to negotiations. Be flexible with the price because they may offer you less than expected. Be open with the closing terms and negotiate what you think is fair for what they are receiving.

They May Want Their Home Inspection

When you are selling a house to a cash buyer, include a home inspection. A cash buyer may want to do a walk-through and have their home inspection done. Accommodate this request immediately so it is out of the way.

Use Keywords in Your Real Estate Ad

Indicate in your ad that you are interested in cash buyers. Advertise openly that you are looking for a quick closing and no mortgage approval is needed. Let it be clear if your home is ‘move-in ready’ or needs minor cosmetic updates.’ Be clear and transparent, and use the keywords in your ad.

Reach Out to Cash Buyers Directly

Look through listings of local real estate investors and target them directly. Post your real estate ad on social media and share it with these cash-buyer real estate companies. This can dramatically improve the chances of you being able to sell your house quickly for cash.

Try to Acquire Multiple Offers

If you have time, evaluate multiple offers, comparing prices, timelines, and contingencies. However, move quickly through this process, as most cash buyers will lose interest if a sale takes too long.

Be Ready to Sign

Keep a cash-only sale of a house simple and direct. You could have trouble closing the deal if unnecessary contingencies exist or the agreement isn’t standard.

Once again, this type of sale can move very quickly. Be ready to move out and sign that sales agreement as soon as possible. Have your side of the paperwork prepped.
